They say a house is only as strong as its foundations. The same is true for your flooring. You can buy the world’s most expensive Amtico or Karndean tiles, but if they are installed over an uneven, damp, or crumbling subfloor, they will fail within months.
At Eastern Flooring Specialists, we pride ourselves on being subfloor preparation experts. Unlike many “speed-focused” fitters who skip this crucial stage to cut costs, we believe that preparation is everything.
Whether we are levelling a bumpy concrete floor in a Newmarket new build or stabilising creaky floorboards in a Burwell cottage, we use industrial-grade materials to create the perfect canvas for your new floor.
Why Subfloor Preparation is Non-Negotiable
Many customers ask, “Do I really need screed?” or “Can’t you just lay it over the old tiles?” The answer is almost always: If you want a warranty, you need prep.
1. Prevention of “Telegraphing”
Resilient flooring like LVT and Vinyl is flexible. Over time, it moulds itself to the floor beneath. If there is a ridge, a grout line, or a screw head sticking up, it will eventually show through the surface of your new floor. Professional preparation eliminates this risk.
2. Moisture Control
Damp is the silent killer of flooring. Trapped moisture can cause wood to warp, vinyl to bubble, and adhesives to break down (fail). We manage moisture before it becomes a problem.
3. Longevity
A flat, stable floor takes the stress off the locking mechanisms of laminate and wood. Proper prep adds years to the lifespan of your investment.
Our Floor Preparation Services
We handle every aspect of subfloor engineering. We don’t outsource this; our team is trained in the chemistry and application of modern smoothing compounds.
1. Latex Screeding (Self-Levelling Compounds)
This is the most common form of prep for concrete floors. We pour a liquid, latex-based compound over your existing floor. It flows into the low spots and self-levels to create a surface that is smooth as glass.
Feather Edge Screeds: For minor repairs and ramping up to doorways.
Deep Fill Screeds: For correcting serious levels (up to 50mm) where extensions meet old buildings.
Fibre-Reinforced Screeds: Containing tiny glass fibres for extra strength—perfect for laying over flexible subfloors like timber or underfloor heating.
2. Plywood Boarding (Ply-Lining)
For wooden subfloors (floorboards or chipboard), we must create a rigid, flat surface. We use SP101 Flooring Grade Plywood (usually 6mm or 9mm).
Precision Fixing: We pin or screw the ply at 100mm/150mm centres (intervals) to ensure it never moves or squeaks.
Joint Smoothing: We apply a “feather finish” compound over the plywood joints so you never see the lines through your vinyl.
3. Damp Proof Membranes (DPM)
If our moisture test reveals a problem, we install a DPM.
Liquid DPM: A painted-on epoxy resin that creates an impermeable barrier against rising damp. This is essential for new concrete floors (which can take months to dry out) or older properties in Suffolk with no structural damp course.
4. Diamond Grinding & Surface Removal
Before we can lay anything, we often have to remove the sins of the past.
Bitumen Removal: Old parquet floors often leave behind black bitumen adhesive. We grind this back to a clean base.
Old Adhesive Removal: We remove stubborn glue residues from previous carpets or tiles to ensure the new adhesive can bond correctly.
The Eastern Flooring Specialists Process
We take the guesswork out of floor prep.
Step 1: The Moisture Test
We never guess. We use a professional Hygrometer to measure the Relative Humidity (RH) of your subfloor. British Standards state that any floor above 75% RH needs a damp proof membrane. We adhere strictly to this standard.
Step 2: The Primer
You cannot just pour screed onto dusty concrete. It will peel off like an old scab. We vacuum the floor and apply a specialist primer. This seals the dust and creates a chemical “key” for the screed to stick to.
Step 3: The Application
We mix the compound using high-speed industrial whisks to ensure it is lump-free and aerated. We pour and trowel it to a perfect finish.
Step 4: The Drying Time
Most modern screeds we use are “fast-track.” Many are walk-on dry in 2-3 hours and ready to receive floor coverings in 24 hours. This minimizes the disruption to your home.

Frequently Asked Questions
Can you level a floor that slopes?
We need to distinguish between “flat” and “level.”
Flat: Smooth with no bumps (Essential for flooring).
Level: Perfectly horizontal like a spirit level.
Answer: We can make any floor flat. Making a floor perfectly level (if the house has settled) requires significantly more material and cost, but it can be done. Usually, a flat floor is all that is required for a perfect finish.
Do I need to remove my skirting boards?
If we are pouring a thick layer of screed or laying plywood, the floor height will rise. It is often better to remove skirting boards and re-fit them afterwards for the neatest finish. However, we can also undercut door frames to ensure everything fits.
How much does floor prep cost?
It varies depending on the materials required (e.g., how deep the screed needs to be). We cannot give a price over the phone. We must visit your property in Newmarket to assess the subfloor condition. This survey is free.
Can you screed over Underfloor Heating (UFH)?
Yes. In fact, latex screed is excellent for UFH as it encases the pipes fully, conducting heat efficiently up through the floor. We use flexible screeds designed to expand and contract with the heat.
