If you haven’t looked at laminate flooring in the last five years, you are in for a surprise. The days of shiny, plastic-looking “fake wood” are long gone.

Today’s premium laminate is a high-tech marvel. It offers deep, textured grains that mimic real oak, incredibly tough scratch resistance, and—crucially—waterproof options that can finally be used in bathrooms and kitchens.

At Eastern Flooring Specialists, we provide expert laminate flooring fitting in Newmarket and Suffolk. We bridge the gap between affordable pricing and a high-end, professional finish. Whether you need a bomb-proof floor for a rental property or a stunning herringbone feature floor for your lounge, we have the solution.

    Why Choose Modern Laminate?

Laminate remains the most popular flooring choice in the UK for a reason. It hits the “sweet spot” of performance vs. price.

    1. Unbeatable Durability (The AC Rating)

Laminate is graded by an “Abrasion Class” (AC Rating). We only supply AC4 and AC5 rated laminates, which are designed for heavy domestic and commercial use.

    • Scratch Resistant: Perfect for homes with dogs or active children.

    • Fade Resistant: Unlike real wood, laminate does not change colour under strong sunlight in conservatories.

    • Impact Resistant: It can handle high heels and dropped toys better than soft wood.

    2. Waterproof Technology

Standard laminate used to swell if it got wet. We now stock Hydro-Seal ranges (like Quick-Step) that are 100% water-resistant for up to 24 hours. This means you can finally have the “wood look” in your bathroom or utility room without the risk.

    3. Realistic Textures

Modern manufacturing uses “Registered Embossing.” This means if you see a knot in the visual design, you can actually feel the knot with your finger. It is incredibly difficult to distinguish from real timber.

The Difference Between DIY and Professional Fitting

Laminate is often sold as a “DIY” product, but there is a massive difference between a weekend DIY job and a professional installation by Eastern Flooring Specialists.

    1. We Undercut Door Frames

This is the hallmark of a pro. We don’t just cut the board to fit around your door frame and fill the gap with silicone. We use a specialist saw to cut the bottom off the door frame (architrave) so the laminate slides underneath it. The result? A seamless, clean finish with no ugly gaps.

    2. The Skirting Board Dilemma

Amateur fitting usually involves finishing the edge with thick, ugly white beading (scotia) to hide the gaps.

    • Our Approach: Where possible, we recommend removing the skirting boards, laying the floor, and re-fitting the skirting on top. This creates a showroom finish with no beading required.

    • Budget Option: If you prefer to keep existing skirting, we use colour-matched scotia that blends into the floor, rather than standing out.

    3. Subfloor Levelling

Laminate is rigid. If your floor has a dip in it, the laminate will “bounce” when you walk on it, and eventually, the click-joints will snap. We check your subfloor levels with a laser and apply a smoothing compound (screed) or spot-levelling solution to ensure the floor is rock solid before we start.

    Our Installation Process

    • Acclimatisation: We deliver the packs to your home 48 hours before fitting. This allows the boards to adjust to your room’s temperature, preventing shrinking or buckling later.

    • Underlay Selection: We don’t use the cheap white foam sheets. We use high-density acoustic underlay (to deaden the “clicky” sound of footsteps) and foil-backed underlay (for moisture protection and thermal insulation).

    • Expansion Gaps: We leave a precise 10mm expansion gap around the entire perimeter (hidden under skirting). This allows the “floating floor” to expand naturally in summer without rising up in the middle.

    • The Fit: We stagger the joints randomly (not in a “brick” pattern) to replicate the look of a natural wood floor.

    Styles We Supply & Install

    • Wide Plank Oak: Extra-wide boards that make small rooms feel larger and grander.

    • Herringbone Laminate: The premium parquet look is now available in laminate, offering a high-end aesthetic at a fraction of the cost of real wood parquet.

    • Tile Effect: Laminate that looks like stone, slate, or marble—warmer underfoot than real tiles and much easier to replace.

    Frequently Asked Questions (FAQs)

Is laminate flooring suitable for kitchens?

Yes, but only if you choose a water-resistant range. Standard laminate can swell if the dishwasher leaks or a bowl of water is dropped. We will always recommend a Hydro-Seal laminate for kitchen installations.

Can you fit laminate over my old floorboards?

Yes. In fact, laminate is one of the best options for covering old, uneven floorboards because it “floats” over them. We use a thick, high-density underlay to smooth out minor unevenness and reduce drafts coming up through the boards.

How do I clean laminate flooring?

The golden rule: Never use a steam mop. The steam forces moisture into the joints and can blow the floor. Use a vacuum (brush down) and a slightly damp microfiber mop with a specialist laminate spray.

    Is laminate noisy?

Cheap laminate with cheap foam underlay is noisy (the hollow “clack-clack” sound). We solve this by using premium acoustic underlay (Timbermate or similar) which absorbs sound and makes the floor sound solid and quiet, much like real wood.
